Commercial Renovation Design in Ontario
Coordinated building design and engineering for offices, retail spaces and small commercial tenant improvements.

A commercial renovation brings several building systems together in an existing space. JSR Engineering supports owners, tenants and project teams with architectural and engineering design for interior alterations, tenant fit outs and changes of use across Ontario.
Tenant improvements that work with the existing building
A revised layout can change more than room boundaries. Structural openings, ceiling zones, equipment locations and service routes need to work together. Our design approach considers the proposed commercial use alongside the constraints of the existing building.
Building systems for office & retail renovations
HVAC and ventilation design responds to the planned occupancy and room arrangement. Electrical design coordinates lighting and equipment power. Plumbing and sprinkler layouts are considered where those systems are affected by the work. Each discipline forms part of the selected project scope.
Coordinated drawings for permit submissions
For applicable small buildings, architectural and BCIN design can establish the layout and construction details. Structural and building systems designs are then coordinated with that background. Where the project involves other consultants, our design information is coordinated with their drawings.
Existing condition documentation
Site measurements and building laser scanning help establish a reliable drawing background for renovations. A registered point cloud can support the documentation of irregular spaces, facades and exposed building services before a new layout is developed.

Commercial renovation design across building disciplines
A commercial renovation can involve more than the appearance of the space. The proposed use, room layout and equipment affect architectural design, ventilation, electrical demand and fire protection. Existing building constraints influence how these systems fit together. JSR Engineering supports coordinated design for office, retail and other small commercial renovation assignments, with the disciplines selected to suit the proposed work.

Frequently asked questions
Why assess the proposed use early?
An office, retail space and other occupancies can have different design needs. Establishing the intended use helps define the design scope before individual systems are developed. This is especially relevant when an existing unit is being converted to a new use.
Can existing building systems always be retained?
Existing systems may be retained where suitable for the proposed work, but their presence alone does not establish suitability. The design needs to consider the changed layout, anticipated demand and relationship between existing installations and new work.
