BCIN & Building Permit Drawings in Ontario
Architectural design and permit drawings for houses, small buildings and commercial renovations across Ontario.

JSR Engineering develops building layouts and construction drawings for additions, renovations, secondary suites and small commercial spaces. Our BCIN design services bring the proposed layout, building details and related engineering together in a coordinated permit package.
Renovations, additions & secondary suites
A useful building design starts with the way a space will be used. We develop floor plans, elevations and construction details for home additions, basement renovations and secondary suites. Existing building dimensions, circulation and the relationship between new and retained construction inform the design.
Small commercial building design
Office and retail renovations often involve more than a revised floor plan. Interior alterations can affect washroom layouts, exits, ventilation and structural elements. Our building design work is coordinated with the relevant engineering disciplines so the package describes the proposed changes consistently.
Coordinated building permit drawings
Architectural plans establish the background for structural, mechanical, electrical and sprinkler design. We coordinate the selected disciplines and prepare the agreed submission documents, including revisions responding to municipal review comments within the project scope.

Building permit design for additions and conversions
Permit drawings explain the proposed work through coordinated plans, elevations, sections and construction details appropriate to the assignment. For an existing building, the design also needs to show how new rooms, additions or dwelling units connect to the original layout. JSR Engineering works on residential alterations and small building projects with engineering disciplines coordinated where the scope requires them.

Frequently asked questions
How does a conversion differ from a simple interior renovation?
Creating additional dwelling units or changing a building use can introduce design considerations beyond partition locations. The review may involve room arrangements, exits, fire separations and building systems. The applicable design scope is established for the particular building and proposed use.
Does a building permit also address zoning?
Building design and zoning review are connected but distinct parts of project planning. A proposal must be considered against applicable planning requirements as well as building requirements. Drawing preparation does not itself guarantee municipal approval.
